Cookie Policy
1. What this policy covers
This policy explains the cookies and similar technologies used on m4propertymaintenance.com, operated by M4 Handyman Ltd trading as M4 Property Maintenance. It sits alongside our Privacy Policy, which explains what we do with personal information more generally.
2. What cookies are
A cookie is a small text file that a website stores on your device. Similar technologies — local storage, pixels, tags and software development kits — do much the same job. They let a site remember something between page loads: that your session is valid, that a security check passed, or that you have already been counted as a visitor.
Whether a cookie is first-party or third-party depends on which website it is stored under, not on who put it there. Cookies stored under this site's own address are first-party, even where Google's software created them. Cookies stored under another company's address — for example doubleclick.net — are third-party, and that company can in principle recognise the same device on other websites.
3. Your choices
Strictly necessary cookies are set as soon as you arrive, because the site cannot work without them. UK law does not require consent for these.
Platform measurement cookies are set without consent too, but you can object to them. See section 4b.
Analytics and advertising stay off until you turn them on. When you first visit, our cookie banner asks what you are happy with. Rejecting is as easy as accepting. Until you agree, no analytics or advertising cookies are placed on your device. Google's tags may still register that a page was viewed, without any cookie and without anything that identifies you or your device, so that we can see rough totals.
To change your mind at any time, use the privacy settings control on this site. Withdrawing consent is as easy as giving it. If you withdraw it, we stop setting new analytics and advertising cookies straight away and stop using the data they collect. Cookies already on your device are cleared where we can clear them; any that remain will expire on their own, and you can delete them through your browser at any time.
You can also control cookies in your browser. Every major browser lets you block or delete cookies. Blocking strictly necessary cookies will stop parts of this site working.
You can opt out of Google Analytics on every site you visit using Google's browser add-on, and manage Google advertising personalisation at My Ad Center.
4a. Strictly necessary cookies
These are set by Wix, the platform this site runs on. They keep the site secure and functioning, and they cannot be switched off. All are stored under this site's own address.

Wix also stores a small amount of technical information in your browser's local storage, for the same purposes as the cookies above. It stays until you clear your browsing data.
4b. Platform measurement cookies — no consent needed, but you can object
Wix sets a small number of cookies to check that its own platform is working, to log faults, and to run technical experiments on how pages are built. They tell Wix how the site is performing, not who you are, and the results are used only to improve the service. Since February 2026 UK law allows these without consent, on condition that we tell you about them and give you a simple, free way to say no.

To object, use the cookie settings control on this site and switch off platform measurement, or block these cookies in your browser. There is no charge and it takes one click.
5. Analytics cookies — consent required
We use Google Analytics to understand how people find and use this site: which service pages are read, how visitors arrived, and where the site is confusing. Some analytics can now be used in the UK without consent, but only where the provider does not use the data for its own purposes. Ours is connected to our Google advertising account and Google does use the data for its own purposes, so we only set these cookies if you agree.

Google Tag Manager does not itself set any cookies. It decides which of the tags listed on this page are allowed to run, based on the choices you make on our banner.
6. Advertising cookies — consent required
We advertise our services through Google. These cookies let us measure whether an advert led to an enquiry, and they may be used to show you our advertising on other websites. None of the exceptions in the Privacy and Electronic Communications Regulations cover advertising or tracking, so we set these only if you have agreed, and we stop if you withdraw that agreement.

8. Links and messaging services
This site links out to WhatsApp so you can message us directly. Clicking that link takes you to WhatsApp, which is operated by Meta and has its own privacy terms. The link itself does not place a cookie on your device from this site.
We do not embed social media feeds, video players or maps that would set cookies of their own. If we add any, we will update this policy when we do.
9. Changes to this policy
We review this policy at least once a year, and whenever the technologies on the site change. The date at the top shows when it was last revised.
